Smart Fan Coil Thermostat

A 2-pipe FCU system uses a single pair of supply and return pipes shared between heating and cooling — the entire building switches between modes seasonally. A 4-pipe system has dedicated supply and return pipes for both chilled and hot water, allowing independent heating and cooling across different zones simultaneously. WT303/304 supports both configurations. For 2-pipe systems, WT303 and WT304 both apply. For 4-pipe systems requiring independent zone control or 0-10V modulating valves, WT304 is the recommended choice.

Yes. WT30x smart fan coil thermostat is compatible with 2-pipe and 4-pipe fan coil units, on/off motorized valves, and 0-10V proportional valves — covering the majority of FCU configurations found in commercial buildings. For BMS integration, BACnet uplink is supported via Milesight LoRaWAN® gateways, enabling the thermostat to work within existing building automation infrastructure without rewiring. LoRaWAN® wireless backhaul also makes it well suited for retrofit projects where new data cabling is not feasible.

In commercial buildings, fan coil thermostats manage multiple independently controlled zones across variable occupancy schedules, require integration with centralized BMS or EMS platforms, and must support protocol-level interoperability such as BACnet and LoRaWAN®. WT303/304 addresses these needs with 8-plan scheduling, keycard control, multicast bulk management, and BACnet uplink. In residential settings, thermostats typically serve a single zone with simpler comfort-focused control logic and no requirement for centralized commercial HVAC management.

Two communication paths are supported. Via standard LoRaWAN® an external sensor such as EM300-TH transmits temperature and humidity data to the network server, which then forwards it to WT30x via downlink for use in temperature control. Via Milesight D2D, the sensor communicates point-to-point directly with WT30x with no gateway relay — reducing latency significantly. WT30x can utilize external sensor data via downlink or D2D for more accurate zone temperature control.

Yes. WT30x supports configurable temperature and humidity threshold alerts transmitted in real time via LoRaWAN® to the Milesight Development Platform. When a sustained anomaly is detected — such as a zone failing to reach setpoint or an unexplained temperature spike — facility managers receive an immediate alert and can investigate before equipment damage or occupant complaints occur.
